Banks work backwards from your Debt Service Ratio: whatever is left of your income after existing commitments is what decides the loan.         What DSR actually is

        Debt Service Ratio is one line of arithmetic: total monthly debt commitments ÷ monthly income. If you earn RM6,000 net and owe RM1,000 a month across a car loan and PTPTN, your DSR is 16.7% before any new borrowing. A bank working to 70% will let your total commitments reach RM4,200, which leaves RM3,200 for a new housing repayment. Everything else on this page follows from that one subtraction.

        Net income, not gross — this is where most people get it wrong

        Almost every affordability calculator you will find online quietly uses gross salary, which inflates the answer. Most Malaysian banks assess DSR on net income after EPF, SOCSO and tax. On an RM6,000 gross salary the 11% EPF deduction alone takes RM660 off the figure the bank works with, before SOCSO, EIS and PCB. If you plan on gross, you will walk into the branch expecting a number the bank was never going to give you.

        There is no legal DSR limit in Malaysia

        This surprises people, but no statute or Bank Negara circular fixes a maximum DSR for retail lending. Each bank sets its own policy, and it varies by income band, by product, and by how comfortable the bank is with your profile. What the market broadly does looks like this:

        Treat that table as an observation of market practice, not a rule you can hold a bank to. A strong applicant is sometimes taken higher; a thin credit file gets taken lower.

        What counts as a commitment

        Car loans, personal loans, PTPTN, other housing loans, and your credit cards. Cards are the one people forget, and the treatment varies between banks — some count a percentage of your outstanding balance rather than what you actually pay each month, so an unused-but-open card with a balance on it can quietly cost you borrowing power. Ask your banker how they compute it.

        Rent, groceries, school fees, insurance premiums and utilities are living expenses, not debt commitments. They do not enter the DSR calculation, which is exactly why a loan you technically qualify for can still be a bad idea.

        The rate moves this number more than the tenure does

        At 4.10% over 35 years, every RM1,000 of monthly repayment supports roughly RM223,000 of loan. Two consequences worth internalising:

        • A one-point rise in the interest rate takes about 12% off what you can borrow. On a RM713,000 approval that is roughly RM87,000 gone, with your salary unchanged.
        • Stretching the tenure from 30 to 35 years only adds about 8% to the loan — and costs you five extra years of interest to get it. Tenure is a weak lever, bought expensively.

        The strong lever is the commitments line. Every RM1,000 a month you clear gives you back about RM223,000 of borrowing power immediately.

        What this calculator does not know about you

        DSR is one of several gates. A bank also looks at your CCRIS and CTOS records, how long you have been employed and on what kind of contract, your age at the end of the tenure, whether you have guaranteed someone else's loan, and its own view of the property being financed. Any one of those can override a perfectly healthy DSR. Use this to plan, then let a banker tell you the real number.

        DSR 到底是什么

        债务服务比率(DSR)就是一条算式:每月债务总额 ÷ 每月收入。如果你的净收入是 RM6,000,车贷加 PTPTN 每月供 RM1,000,那么在还没新增贷款之前,你的 DSR 是 16.7%。银行如果做到 70%,代表你所有债务加起来最多可以到 RM4,200,也就是还剩 RM3,200 可以拿来供新房贷。这一页其余的内容,全部都是从这一个减法推出来的。

        看的是净收入,不是毛收入 —— 大部分人就是在这里算错

        网上几乎所有的负担能力计算器都偷偷用毛薪水,算出来的数字自然偏高。大马多数银行是用扣掉 EPF、SOCSO 与所得税之后的净收入来评估 DSR 的。以 RM6,000 的毛薪水来说,光是 11% 的 EPF 就先扣掉 RM660,SOCSO、EIS 与 PCB 还没算。用毛收入去规划,你走进银行时期待的那个数字,银行从一开始就不打算给你。

        马来西亚没有法定的 DSR 上限

        很多人不知道:没有任何法令或国家银行通令规定零售贷款的 DSR 上限。每家银行自己订政策,而且会随收入级距、贷款产品,以及银行对你这个申请人的接受度而不同。市场上大致的做法是这样:

        每月净收入银行常用的 DSR
        约 RM3,000 以下约 60%
        约 RM3,000 – RM8,000约 70%
        约 RM8,000 以上约 80%

        这张表是对市场做法的观察,不是你可以拿去要求银行照办的规定。条件好的申请人有时会被放宽,信用记录太薄的则会被收紧。

        哪些算「债务」

        车贷、个人贷款、PTPTN、其他房贷,还有信用卡。信用卡是最多人漏掉的一项,而且各家银行算法不同 —— 有些是按未清余额的某个百分比计算,而不是按你实际每月还多少,所以一张放着不用但还有余额的卡,会不声不响地吃掉你的贷款额度。这一项建议直接问你的银行怎么算。

        房租、伙食、学费、保险、水电属于生活开销,不是债务,不会进入 DSR 的计算 —— 这也正是为什么「算得过」的贷款,未必是「供得起」的贷款。

        利率对这个数字的影响,比年限大得多

        在 4.10%、35 年的条件下,每 RM1,000 的月供大约撑得起 RM223,000 的贷款。有两件事值得记住:

        • 利率每升一个百分点,你能贷的金额大约少 12%。原本 RM713,000 的额度,会少掉大约 RM87,000,而你的薪水一分没变。
        • 年限从 30 年拉到 35 年,贷款额只多出大约 8% —— 代价是多付五年的利息。年限是一根很弱的杠杆,而且买得很贵。

        真正有力的杠杆是「现有债务」那一行。每清掉 RM1,000 的月供,就立刻拿回大约 RM223,000 的贷款空间。

        这个计算器不知道的事

        DSR 只是其中一道关卡。银行还会看你的 CCRIS 与 CTOS 记录、任职多久、是什么性质的合约、贷款到期时你几岁、有没有替别人担保过贷款,以及它自己怎么看这间房产。任何一项都可能推翻一个看起来很健康的 DSR。这个工具是用来做规划的,真正的数字要让银行家告诉你。

        Work it through: at a 70% DSR the bank lets your total commitments reach RM3,500. If you already pay RM800 a month on a car loan, RM2,700 is left for a housing repayment. At 4.10% over 35 years that supports roughly RM601,000 of loan — and at a 90% margin of finance, a property of about RM668,000. Change the DSR to 60% and the same salary supports around RM479,000.
